Kingswood/Hammond Plains

Kingswood, developed in the 1990s, is located in Hammonds Plains about 3 miles outside of Bedford and about 15 miles to Halifax. It is a beautiful and popular subdivision, with several lakes and large treed lots, and municipal water (unusual for out-of-the-city subdivisions) combined with septic systems. Because of the larger lots, the area is quiet and peaceful, like country living, but minutes from all amenities. The area has a good mix of young families and older residents.

Kingswood is 15 miles from Halifax and will take 20 minutes on off peak times and 30-45 on peak traffic times via Hammonds Plains Road and either the 4-lane 102 (the "Bi-Centennial"), the scenic Bedford Highway along the Bedford Basin, or a slightly longer route using 103.

Schools


Shopping
A small commercial centre at the entrance to the subdivision has a small grocery store and a Tim Horton's. Nearby, Bedford has a couple of medium size malls and two large grocery stores.

Recreation
The lakes in the area provide swimming in the summer and some skating in the winter. Long Lake is large enough for boating and has several places for swimming. There are also playgrounds in the area with swing sets and other play equipment for the young children.

Homes Kingswood has about a thousand single-family detached houses on lots sized from 3/4 acre to 5 acres with an average size of 1 acre. Prices range from a low of $140,000 and a high of $500,000 for sprawling executive lakefront homes.

Market Conditions

The real estate market in Nova Scotia can best be described as a sellers market. Sellers in this market whose homes are priced competitively and are in good condition will typically sell. "Bargains" are still hard to find but the current prices reflect a fair price for homes in the area. While "fair price" may be translated as outrageous to people moving to Halifax the cost of a home today is, in many cases, comparable to home costs in the late 1980's.

Real estate is and always has been a good long term investment in Nova Scotia. During the late 1980's home prices escalated. Later we saw prices stagnate in many neighborhoods with modest increases in other neighborhoods. Prices now are increasing at a rate of between 4 and 7%. Many local economists are optimistic about our regional economy and in the next couple years we should continue to see healthy appreciation rates.
