Waverly/Fall River

The Community of Fall River is part of The Halifax Regional Municipality, known for its large lots and wide open spaces. There are several connecting communities along the Old Truro Hwy ( #2) often lumped in as "Fall River" including Lake Fletcher, Grand Lake, Oakfield and Wellington. Fall River is well located. along the Transcananda Hwy. (#102), a well-maintained divided highway. Bedford and Sackville are only 10 minutes away, Halifax and Dartmouth 20-30 minutes away (reached without crossing the bridges), and the Halifax International Airport is 10-15 minutes away. There is limited bus service provided by Metro Transit into Sackville.

Schools
Fall River has an excellent school system, with two elementary schools ( P-6), one junior high school(7-8) and a modern high schools (9-12). Everyone in the Fall River area attend the same junior and senior high schools but the elementary school depends on where you live. Ash Lee Jefferson, Lockview High School and George P. Vanier Junior High are all a short walk apart on Lockview Road. Bussing is provided for children who live more than 2.5 kilometers from the school.

Shopping
Major shopping is a short drive away in either Bedford, Halifax or Dartmouth. Fall River has a newer strip mall that houses a Sobeys grocery store, a doctor's office, with several smaller stores and restaurants. There are plenty of smaller stores in the community for day to day shopping.

Recreation
A series of interconnecting lakes in the community make it excellent for enjoying water sports.

Homes The area is a mixture of older and newer areas and housing. Lots in Fall River range from half an acre to 2 acres. Lots are generally unserviced and have wells and septic fields, though some parts of Fall River Village have municipal water combined with septic fields. Major subdivisions include Swartzwald, Fall River Village, Capilano Estates, Fall River Resort Estates, St. Andrew's Village and others. Prices range from $80,000 to $1,000,000 , with lakefront houses most expensive (and starting around $300,000).

Market Conditions

The real estate market in Nova Scotia can best be described as a sellers market. Sellers in this market whose homes are priced competitively and are in good condition will typically sell. "Bargains" are still hard to find but the current prices reflect a fair price for homes in the area. While "fair price" may be translated as outrageous to people moving to Halifax the cost of a home today is, in many cases, comparable to home costs in the late 1980's.

Real estate is and always has been a good long term investment in Nova Scotia. During the late 1980's home prices escalated. Later we saw prices stagnate in many neighborhoods with modest increases in other neighborhoods. Prices now are increasing at a rate of between 4 and 7%. Many local economists are optimistic about our regional economy and in the next couple years we should continue to see healthy appreciation rates.
